There are oodles of “don’t do this” and “be sure to do that” lists available on the net for real estate advice but I thought I would rack my brain of 22+ years of real estate experience for a few ‘non-traditional’ pieces of advice. Everything you are about to read is true. SOME names, however, are changed to protect the… the… less than smart.
Don’t take a fake wife to closing. I had sold an investment property to this …

There is a fascinating account of house hunting in the foreclosure-ridden market of Las Vegas. This is truly a head-shaking account of the current market in Las Vegas from CNBC Real Estate reporter Diane Olick. “Lunacy In Las Vegas Housing” Count your blessings, Middle America! Thankfully, the Omaha housing market is not in such an unimaginable condition. While foreclosure is much more common in Omaha than it ever has been, the market has been relatively insulated from the highs …

Guess I rode at least 200 miles on my road bike this past week before having knee surgery for a torn medial meniscus yesterday (Aug. 6th). Don’t know how I got the injury; it had nothing to do with running or biking. I was somewhat “comforted” when Dr. Pat Clare told me not to feel too bad, since he had just seen a teenage athlete with the same injury. This young guy told Dr. Pat that he got his injury …

I recently had the opportunity to represent my mom as a buyer; who was looking for a new home after living in her current home for 35+ years. She had a great inventory to choose from. But after weeks of looking, she kept coming back to the same house (and ended up buying it). Main reason- the landscaping was great; which made her think the sellers must have really cared about this house both inside and out!
If you’re trying …

When we live in a house, or for that matter, any room or space that we call home, we make it our own. As kids our rooms get covered in whatever sports team or pop star we are currently interested in. Some people almost create shrines to whatever hobby or interest they have. For example, I had a neighbor growing up whose main floor bathroom was covered completely in Nebraska football articles. There was …

When it comes to having a new home built, the process most people are familiar with starts with seeing model homes, where they can look at an example of what the builder will provide, where they can open cabinets, look at flooring & finishes, & in general, “kick the tires” as they try to make the decision to sign the paperwork to get construction on their own new home started. I know, because I’ve had 2 homes built for my …

Drivers in Austin Texas making their morning commute were in for a surprise when two road signs on a busy stretch of road were taken over by hackers. “Even though this may seem amusing to a lot of people, this is really serious, and it is a crime,” said Austin Public Works spokesperson Sara Hartley. “And you can be indicted for it, and we want to make sure our traffic on the roadways stays safe.”
Hartley said though it was …

If you are thinking about purchasing a home anytime in the near future and qualify for the $8000 Tax Credit, DO IT NOW. To be able to get the $8000Tax Credit, the home you are purchasing must be CLOSED on or before Nov 30, 2009, no exceptions. This is what the law reads as of this posting. What a difference a year makes. I was just reviewing the stats from the Trendgraphic Reports on the Omaha real estate market. In July of 2008 there were 6327 homes on the market in the Omaha area. In July of 2009 there were 5384. That’s 943 homes difference. What does that mean to the Omaha market? It means that there is less competition for sellers. It also means that the market is changing and maybe getting better.
I also …

For the third time in 12 months, the FHA is changing its mortgage insurance costs.
Effective for all FHA case numbers assigned on, or after, April 18, 2011, annual mortgage insurance premiums (MIP) will increase 25 basis points.

As an institution, the Federal …

Foreclosure activity continues to concentrate over just a few states.
According to foreclosure-tracker RealtyTrac, November’s foreclosure filings fell 3 percent as compared to October, and 14 percent from November 2010.
“Foreclosure filing” is a catch-all term for the various “action steps” throughout the foreclosure process. The grouping comprises default notices, scheduled home auctions, and bank repossessions.
As in most months, though, foreclosure activity remains concentrated by state. More than half of last month’s bank repossessions can be traced to just 6 …
