Renovating, repairing or painting a home, child care facility or school containing lead-based paint??
On April 22, 2010, each painter or contractor will be required to be certified in order to do contract painting and renovating of homes that were built before 1978. Federal law will require that contractors performing renovation, repair and painting projects that disturb lead-based paint in homes, child care facilities, and schools built before 1978 must be certified and follow specific work practices to prevent lead contamination.

Are we going to far with some of the certifications? Sure makes a person wonder just how far we need to go and how much the federal government needs to get involved. Your comments for or against would sure be appreciated.
I was just reading a great article from the Realtor Magazine about “short sales” and what type of options that you might have as a troubled home owner if you are facing a short sale. It looks like there is going to be some help from “Uncle Sam” . On April 5th of this year the U.S government will implement the Home Affordable Foreclosure Alternative Program, or other wise noted at HAFA. Under the terms of the new GI Bill that took effect on August 1, 2009, a service member may transfer some educational benefits to family members. Now is the time to start the search for real estate in the Omaha area. A buyer should be out now looking at neighborhoods and subdivisions that they might want to live/buy in. Hopefully the weather should not get any worse then what we are having these past few weeks. This is the time to look at some of the neighborhoods and road conditions that you might be living in next year at this time. You can buy/sell and move in the middle of May but you are going to be living in the new house in December, January, and February. It’s a good time to see if the City or County clean the streets in the new area. A good time to check your travel time and road conditions back and forth to work. Just a good time to do some preliminary research before you “jump”!!
And……mortgage rates are staying low, we have a lot of motivated sellers, there is a $6500 tax credit for existing home owners and a $8000 tax credit for 1st time home buyers.

President Obama proposed a program Tuesday that would reimburse home owners for installing energy-efficient appliances, windows, and insulation. This program is not yet approved but does sound like a great idea. Click here for the full story
The IRS has spelled out the guidelines for eligibility for the home buyer credit when co-borrowers purchase a property and when unmarried individuals co-purchase a home and only one of them is eligible for the credit. Follow this link

What a difference a year makes. I was just reviewing the stats from the Trendgraphic Reports on the Omaha real estate market. In July of 2008 there were 6327 homes on the market in the Omaha area. In July of 2009 there were 5384. That’s 943 homes difference. What does that mean to the Omaha market? It means that there is less competition for sellers. It also means that the market is changing and maybe getting better.
I also checked the “months of inventory” for the Omaha market. In July of 2008 there was 7.3 months of inventory. In July 2009 there was 6.2 months of inventory. This is also a positive indicator for our market. Some of these differences might seem small but it does appear that the Omaha market is getting stronger.
